A Year Ago, Ankeny Sellers Were Settling. This Summer, They Weren't.

In the twelve weeks ending August 30, 2026, the median sale price in one Ankeny ZIP climbed to $342,000, up from $315,000 in the same window a year earlier, even as more homes changed hands.

A year ago, if you owned a home in Ankeny, the number attached to your sale was $315,000.

That wasn't a bad number. It just wasn't a great one either, not compared to what came next.

In the twelve weeks ending August 30, 2026, the median sale price in Ankeny reached $342,000, up about 9% from that year-ago figure. That gain came with something a lot of price jumps don't come with: more sellers, not fewer. Ankeny also saw 244 homes sold in the period, up about 26% from the same window a year earlier.

That combination is worth sitting with. Prices climbing while volume also climbs usually means buyers showed up in real numbers and kept showing up, not that a handful of unusual sales dragged the median around. Ankeny sellers also weren't leaving money on the table to make it happen: the average sale there landed right at the asking price, essentially unchanged from a year earlier.

None of that means every corner of the territory moved the same way. Across the fifteen ZIPs, the median sale price for the period came in at $315,000, the same figure Ankeny sellers were getting a year ago. Put those two next to each other and the shape of the story gets clearer: what used to be a fairly ordinary result in Ankeny is now sitting above the territory's typical sale.

The pace hasn't turned frantic to get there. Homes in Ankeny took a median 69 days to go to pending this period, and the broader territory's median days on market came in at that same 69 days. Nobody had to rush. Supply in Ankeny worked out to a little under three months at the current pace of sales, which is not a market where a home sells the moment the sign goes up. It's a market where a fair number of sellers are simply getting a better outcome than the one before it, on a normal timeline.

That's the part that separates a genuine improvement from a lucky quarter. A price jump paired with a stampede of quick, over-asking sales can just mean a handful of bidding wars. A price jump paired with more total sales, a steady sale-to-list ratio, and an unhurried pace looks more like a market that quietly reset its idea of a normal price.

Who this actually matters for is the seller who's been comparing today's number to what a neighbor got a year or two ago and assuming that older number is still the one to expect. It isn't. It's also worth something to a buyer trying to decide whether to negotiate hard off an old comp. The comp moved.

It doesn't tell every seller in Ankeny to expect the same jump. This is one ZIP's figure, not the whole city's, and a median moves with which homes happened to sell in a given window as much as anything else. It's a read on where the middle of the market landed, not an appraisal of any one house.

What's worth watching from here is whether the gap between Ankeny's price and the territory's typical price holds, narrows, or widens over the next period. If Ankeny keeps producing results in the $342,000 range while the rest of the territory sits closer to $315,000, that's a market that's genuinely repriced. If it snaps back, this window may turn out to have been the exception rather than the new normal.
