Ankeny has more listings, but buyers are still showing up

As of October 2, 2026, Ankeny is showing something worth paying attention to. More homes are coming to market, and buyers are still writing contracts. That is a better combination than it sounds, and it is worth understanding what it means for your specific address.

More listings, and more buyers too

The Real Estate Data Aggregator counted 571 new listings across Ankeny in the three months ending July 31, 2026. That is up 16.3% from the same three months in 2025. Nationally, Realtor.com reported active listings topping 1.16 million homes for sale. More supply is the story just about everywhere right now.

Here is what makes Ankeny different. Pending sales rose 10.8% over that same period, to 493 contracts, according to the Real Estate Data Aggregator. Buyers are not sitting on the sidelines. They are comparing more options, but they are still deciding.

North and south Ankeny are telling different stories

Ankeny is not one market. The Real Estate Data Aggregator tracks ZIP 50023, which covers south Ankeny roughly below 1st Street, and ZIP 50021, which covers north Ankeny. The numbers are far enough apart that combining them can hide what is really happening on your street.

South Ankeny's median sale price dipped 4.3% year over year, to $354,000, according to the Real Estate Data Aggregator. That is a small drop, not a collapse. Homes there sold in a median of 24 days, three days faster than a year ago. Nearly 44 in 100 went under contract within two weeks of listing.

North Ankeny looks different. The median sale price there rose 4.6% year over year, to $339,990. But the median days on market stretched to 56 days, 12 days longer than the year before. More homes for sale, up 21.3%, and buyers are taking longer to decide. Sellers there need to price carefully from the start.

Pricing still matters more than anything

In south Ankeny, the Real Estate Data Aggregator put the average sale price at 99.4% of list price. In north Ankeny, 99.3%. Both are close to full price, which tells you buyers are not making low offers just because there are more homes to see. They are buying when the price is right.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, also according to Realtor.com. Those two facts together explain why pricing carefully matters more than ever, here and everywhere.

What this means if you are selling

You have more competition than you did a year ago. That is true. But 566 homes sold across Ankeny in just three months, according to the Real Estate Data Aggregator. Buyers are active. The ones who are not getting offers are mostly the ones who started too high.

If you are in south Ankeny, the pace is still quick. Price it right and nearly half of all homes go under contract within two weeks. If you are in north Ankeny, build in a little more time and watch what comparable homes near you are actually closing at, not just listing at.

What this means if you are buying

You have more to look at than buyers did a year ago. In north Ankeny especially, homes for sale rose 21.3%, according to the Real Estate Data Aggregator. That gives you more room to compare before you decide. You are not alone if this feels like a better moment to take your time.

That said, rates above 7%, as Realtor.com reported, affect what you can afford at any price. Run the numbers on what a rate at this level does to your monthly payment before you set a target price. I am happy to walk through that with you, no pressure.
